ABR, CRS, & CNS Designations
ABR- Accredited Buyer’s Representative Even though buyer representation is now largely available to homebuyers across the country, it wasn’t always so. As an advocate of homebuyers, REBAC (Real Estate Buyer’s Agent Council) has played a key role in creating that change—helping homebuyers receive the same level of representation in real estate transactions that was previously only awarded to sellers. By effecting substantial changes to the REALTORS® Code of Ethics, REBAC has helped change the way real estate brokerage is conducted across the country, ultimately providing better service to real estate homebuyers. An ABR, such as Sue De Legge, serves homebuyers by providing valuable information resources on the buying process and helping to connect homebuyers with their perfect home.
CRS- Certified Residential Specialist The Certified Residential Specialist (CRS) is the highest designation awarded to sales associates in the residential sales field. The CRS designation recognizes professional accomplishments in both experience and education. Since 1977 the Council of Residential Specialists has been conferring the CRS designation on agents who meet its stringent requirements. Currently, there are more than 34,000 active CRS Designees. Every REALTOR® must have significant experience and demonstrate volume of real estate transactions or gross sales, as well as complete rigorous educational requirements. Every CRS designee is required to maintain membership in the National Association of Realtors® and to abide by its strict Code of Ethics. That means, when you work with a CRS, you can rest assured you're dealing with a trained real estate expert who will treat you fairly and professionally every step of the way. The training available to CRS designees includes a strong focus on technology and its applications in the real estate business. Less than 4 percent of all licensed Realtors® are Certified Residential Specialists because only 1 in 20 REALTORS has the sales record and advanced training to carry the CRS Designation. If you're serious about buying or selling a home, working with a Certified Residential Specialist can give you a serious advantage.
CNS- Certified Negotiator Specialist Negotiation skills are the backbone of a successful realtor, and sophisticated negotiation strategies and tactics are critical in achieving your goals and making deals happen. CNS’s such as Sue and Gina, received an expert level of training along with specific techniques on how to negotiate more effectively in behalf of buyers, sellers and other agents. By applying these techniques and strategies, they can negotiate the best prices and terms on behalf of their clients.

While it is impossible to predict what a particular house will be worth at any point in the future, single family homes have a track record of being excellent investments. If you want to take the plunge, what should you look for in an investment property?
Location is the prime factor. A great location will make a property easier to rent or sell later on for top dollar. You should also consider the cash flow situation. It is often difficult to break even or show a profit from your rental income for the first few years of owning a property. Assuming the property will appreciate as you own it, you should consider the potential amount of equity you will build up each year. If you are planning to become a landlord, it is a good idea to consult a real estate agent and an accountant to help make sure that your decision to purchase investment real estate is an informed one.
